Welcome to Aile-Nord Co-operative Community! We are a very diverse community made up of 52 townhouses/apartments. We are a centrally located community close to parks, nature trails, post office, shops, grocery stores, schools, library, restaurants and more! We are also close to Laurentian University and we are near many bus routes. We are a short distance to our hospital. A great location in the South End of Greater Sudbury!

Aile Nord Co-op was incorporated in 1993. We have 24 – two bedroom townhouses, 18 – three bedroom townhouses (2 of which are modified units). In our main building we have 2 – one bedroom apartments and 8 – two bedroom apartments.

Our cooperative has a community center, and community kitchen. We have a basketball court, and a playground for children. There is also a coin operated laundry facilities on site.

We are a community based, friendly, and inclusive cooperative. Our members come from a diverse variety of ethnic cultures, and backgrounds. We aim to make everyone feel comfortable, respected, and included.

  • One parking spot included in the rent with the option to acquire, at a fee, a second parking spot based on availability
  • Common areas of the co-op include a community center, laundry room (2 of each; coin operated washers and dryers), children’s playground and basketball court, and large grass area for summer water fun
  • Pets are welcome (maximum of 2 per unit)
  • All utilities are included within the rent
  • We offer subsidy to new and current members based on availability
  • We have 2 modified units

Our members share in a commitment to promote diversity, respect, open communication and unity amongst all. We maintain a democratic system of electing cooperative members to our Board of Directors and trust in their decisions and management of the cooperative.

Co-operative d’habitation Aile-Nord believes that through its membership, the highest quality of life is obtainable with proper governance, participation and contributions, and financial foresight. As a non-profit corporation, we must generate revenue through housing charges in order to invest in the future of our cooperative. In doing so, we have developed a long-term plan by commissioning a Building Condition Assessment report, giving us a 20-year plan to make our cooperative financially sustainable, structurally sound, and the best it can be for all of our existing and future members.

Co-operative d’habitation Aile-Nord Members will always show respect for one another

Co-operative d’habitation Aile-Nord Members will read, agree to, and abide by, all of the co-op’s by-laws and policies

Co-operative d’habitation Aile-Nord Members will participate in the governance of the co-op through participation in general meetings and by taking part on committees where possible

Co-operative d’habitation Aile-Nord Board of Directors will operate with competence, integrity, accountability, transparency and are answerable to the membership.

Co-operative d’habitation Aile-Nord Board of Directors will remain self-governing, in a democratic system, while making sound financial decisions benefiting the entire membership

Co-operative d’habitation Aile-Nord Board of Directors, with the assistance of the management company, will minimize arrears and vacancies and thereby avoiding unnecessary expenses or losses

Co-operative d’habitation Aile-Nord Board of Directors will ensure yearly inspections are conducted as well as the follow through with any required maintenance
